What Is Commercial Property Owners Insurance?
This insurance covers the risks associated with owning and leasing commercial property. It includes loss or damage to the building structure, its contents (if you control them), tenant damage, and even loss of income if the property becomes uninhabitable due to an insured event. Think: fire, storm, theft, vandalism, burst pipes, and more.
Typical Covers Include
| Feature / Cover | What This Means for Your Business |
| Building / Structural Cover | Damage to walls, roof, floors, foundations, permanent fixtures. |
| Contents & Fixtures | If you provide blinds, carpets, signage, furniture or fixed equipment that you own. |
| Tenant Damage / Vandalism | Damage caused by tenants, or vandalism when property is unoccupied or occupied. |
| Loss of Rental Income / Business Interruption | If tenants can’t use the property due to damage, you still need income to cover mortgage, rates, taxes. |
| Legal Liability as Landlord | Liability for injuries on your property (public liability), or property damage caused to a tenant. |
| Glass & Signage Cover | Breaking of windows, signage, glass panels. |
| Optional Extensions | Flood cover, earthquake, sprinkler leakage, outbuildings, landlord’s contents; also cover for acts of terrorism in some policies |
What You Need to Know
What to look out for:
Sum Insured & Rebuilding Costs: Underestimating rebuild cost can leave you underinsured in a major event.
Vacancy Clauses: Many policies limit or exclude cover during extended vacancy periods.
Maintenance & Upkeep: Regular maintenance helps avoid claims, and insurers often expect it.
Tenant Agreements & Lease Conditions: Lease terms may demand minimum insurance levels or certain liability exposures.
Location & Natural Perils: Flood zones, seismic zones, local storm history can affect risk and premiums.

Real World Scenarios
- A landlord of a retail strip suffers hail damage to roofing and signage—roof rebuild + signage repair costs covered.
- An office building’s plumbing leaks badly, causing internal flood damage and making a space unusable—loss of rental income kicks in.
- A tenant causes accidental structural damage—tenant damage cover handles cost for repairs.
How Much Does It Cost?
Premiums vary based on:
– The type, age, and condition of the building.
– Location (flood risk, local weather history, crime rates).
– The value of fixtures, landlord’s contents, signage.
– Number of tenants, vacancy rates.
– Loss history and risk management (e.g. security, fire alarms, sprinkler systems).
– Any optional covers or higher liability requirements from lease agreements.
With AllCover, we help you get multiple quotes and ensure you understand what each policy offers. We aim for reasonable premiums with solid protection.

Does landlord insurance cover tenant damage?
Usually yes, if included. It depends on your policy wording and lease agreement. Some damage by tenants is covered (e.g. accidental), but intentional or malicious damage may be excluded or need higher cover.
Can I insure for loss of rental income if a tenant leaves unexpectedly?
Loss of rental income cover generally protects you if the property becomes uninhabitable due to insured damage. It doesn’t usually cover voluntary tenant departure unless lease breach or other conditions are met.
What about flood or natural disaster cover?
Some policies include natural perils; others exclude flood, earthquake, or only include them as optional extras. Location and building make a big difference.
